Architectural fees, explained.

The purpose of this page isn’t to sell you a number. It’s to help you understand how architectural fees work and how I approach them in practice. I work on a fixed-fee basis, broken down by work stage, so from the outset you know what you’re paying for, what’s included, and when fees are due.

Those fixed fees are calculated based on the time, responsibility, and professional input required to deliver the service properly. In doing so, I take on the risk. If a stage takes longer than anticipated, the fee does not increase simply because more time was required. Fees would only change if the scope of works changes, for example, if additional accommodation or services are added. This approach is deliberate and is intended to provide clarity, fairness, and certainty.

Until I’ve had a conversation with you, reviewed the site, and understood your ambitions, it isn’t possible to give a meaningful fee figure. Design constraints, planning context, technical complexity, existing building condition, and overall design ambition all influence the level of work required. These factors can’t be accurately captured without a proper discussion, which is essential to defining the scope responsibly rather than prematurely fixing a number.

That said, I recognise that many people want an early, honest sense of what architectural fees might look like before taking the next step. That’s why I’ve created a fee calculator, which you can access below.

The calculator provides an indicative guide based on typical project types and levels of service. It is not a quote, not a commitment, and not a substitute for a proper conversation. What it does do is help set realistic expectations, give clarity at an early stage, and allow you to explore options without pressure or obligation.

FAQS

Are all project costs included in my fee?

No, the fee you receive from me covers only my architectural services. Additional costs such as external consultants (e.g. structural engineer), statutory consents (Planning and Building Warrant fees to your Local Authority), survey work carried out by others, any specialist resources essential to the project, and abnormal travel expenses are not included and will be charged separately. I’ll always flag these as early as possible so there are no surprises.

How do I invoice?

Invoices are normally issued at the end of each work stage or before submitting statutory applications. Longer stages may be split into interim payments. Invoices are due within 14 working days. To make cashflow easier, I also offer monthly Direct Debit via GoCardless, typically spread over 18–24 months. This allows you to budget without large one-off payments.

Do I charge VAT?

Innovate Architectural Studios is not VAT registered, so all fees quoted are the total amount payable. There is no VAT added.

Do I have to use all of the work stages?

No. You’re free to engage me for as much or as little of the process as you need. Some clients only want help exploring options and feasibility. Others want to secure Planning Permission and a Building Warrant before deciding how to proceed. Some ask me to continue into construction support. We agree the scope before we start, and you can pause or stop at the end of any stage.
