This project centred on a small-scale side extension to a traditional rural cottage, driven by the need for a practical, multi-purpose space. The client required an area to accommodate utility, storage, and everyday functions, but were clear that it should not feel secondary or purely functional. The challenge was to integrate these requirements in a way that respected the existing building, ensuring the new space felt considered, cohesive, and aligned with the character of the home.
A key consideration from the outset was whether the proposal could be delivered under permitted development. Rather than relying on assumption, the design was carefully developed and tested against planning policy, before submitting a Certificate of Lawfulness application. This approach provided early clarity and reduced risk, confirming the extension could proceed without full planning permission. It demonstrates the value of aligning design intent with regulatory frameworks at an early stage.
Although modest in scale, the extension was approached with the same level of consideration as any larger intervention. The layout was carefully arranged to support multiple uses without compromising usability or flow. Material choices, including timber cladding and a standing seam metal roof, were selected to provide a subtle contrast while remaining appropriate to the rural setting. The intention was to create an addition that feels both distinct and connected, reinforcing the overall character of the cottage.
The works also included targeted internal alterations to improve the relationship between existing spaces. The removal of the wall between the kitchen and dining area allows for a more open-plan arrangement, improving light, connectivity, and day-to-day functionality. While the layout has been opened up, the scale and proportions of the cottage have been carefully retained. The result is a more usable and coherent internal environment that supports modern living while maintaining the building’s original charm.
This project demonstrates how a relatively small intervention can have a meaningful impact when approached with clarity and intent. By combining a well-considered planning strategy with a design that responds directly to both function and context, the proposal delivers additional space without compromising character. The extension and internal alterations work together to support how the home is used, rather than simply adding area.
